“Value” saw the greatest year-on-year improvement (up to 4.30), as residents increasingly recognise the convenience and quality offered by BTR living – a crucial insight in a high-inflation environment.

Geographical Highlights

While London has historically been behind other regions, it played a significant role in 2024’s national ratings uplift, especially on value. Furthermore, as BTR demand is becoming more geographically dispersed, residents are becoming more willing to relocate longer distances to secure a quality BTR home. For example, enquiries from 50+ km away grew by 8% for BTR (vs. 2% for PRS) between 2019–2024.

Co-Living Overtakes Pure BTR for Ratings

For the first time, co-living communities outscored traditional BTR in overall ratings (4.66 vs. 4.61), especially in facilities and community engagement. This was due to communal amenities and strong management teams, as highlighted in the report.

What Renters Want in 2025

According to Rightmove data:

  • Pets were the #1 most-searched rental keyword.
  • Wi-Fi included, gyms, coworking spaces and flexible tenancies continue to drive interest.
  • Fully managed and zero-deposit offerings significantly increased enquiries.
